Ironvale Hard MoneyHard money loans for Phoenix investors

About Ironvale Hard Money

We're a small Phoenix outfit that helps real estate investors get their deals funded. The people who contact us are usually buying a house to fix up and sell, picking up a rental, or building something new on an infill lot around the Valley.

When you send us a deal, we look over the numbers, work out what kind of loan suits it, and then put it in front of specialist financing partners who regularly fund that type of project. Those partners set the terms and make the final decision on approval, but we stay involved to help things move along.

Why the site is plain

Most lending websites seem to assume you already know how everything works. You land on a page, there's a stock photo of a handshake or a downtown skyline, a rate with an asterisk next to it, and a contact form that disappears into the void. If you've ever tried to get a straight answer out of one of those sites, you know how the week after that usually goes.

So this site says what we do in plain language and leaves the rest out. Tell us what the property is and what you're trying to do with it, and we'll give you a straight answer about whether it looks fundable. The decision sits with the lender, so nobody here can promise you an approval, and we'd rather say early that a deal doesn't work than let you spend a week finding out.

What we help with

How an inquiry works

You send us the address, the price, your budget and how you plan to exit. We look it over and tell you honestly whether it's the kind of deal our partners are funding. If it is, the partner whose program fits best reviews it and sends you their own term sheet. If it isn't, we'd rather tell you that up front than waste your week.

Nothing you send us affects your credit, and an inquiry isn't an application. You'll usually hear back within 24 hours.

Who we work with

Most of the people we work with are investors, builders and small landlords. Every loan we help with is for business purposes only, so unfortunately we can't help if you're buying or refinancing a home you plan to live in yourself.

A lot of the deals we see close in about 7 to 14 days, though it depends on the property, the title work and the lender. There's no minimum credit score on most programs, because lenders tend to care more about the property and your plan for it.

What we don't do

We don't lend on owner-occupied homes, and we don't arrange consumer loans of any kind. We don't promise approvals, because the decision always sits with the funding lender. And if a deal doesn't pencil out, we'll say so rather than shop it around hoping someone says yes.

Why Phoenix

A huge share of the Valley's housing stock is post-war block construction with its own predictable problems, HOAs are everywhere, and the summer heat shapes every rehab schedule. Banks tend to move slowly on those deals. We work here, so we can usually tell you quickly whether a property is the kind of thing our partners fund, whether that's a tired rental changing hands or an infill lot in an older suburb.
